Q. What does for sale by owner (FSBO) mean?

A. For sale by owner is when a home owner lists their home without the assistance of a real estate agent. When selling on your own, you’re responsible for pricing, staging, listing, negotiating, the paperwork, and closing.

Q. Why most For Sale By Owner (FSBOs) fail?

A. While sales involving real estate agents are at all time high, FSBO sales are at record lows. The number of FSBOs have dropped from 19% to 7% in the past 20 years.

There are many reasons why FSBOs fail. You don’t want to waste time with bargain hunters. If you’re acting as your own sales agent, how do you decide who’s a legitimate buyer vs. who’s wasting your time? Sellers agents have the necessary tools to determine whether a buyer is prequalified with a home loan sufficient to cover the cost of your listing.

In todays digital world, marketing is key in order to reach the largest pool of buyers. Social media is influencing the home buying process and as a good agent its important to market to all the qualified buyers.

FSBO listings have becoming increasingly difficult to manage. The paperwork involved leads to a strenuous process, as industry disclosures and regulations have become mandatory.
